Mold Assessment and Clearance Inspections

While we offer stand alone mold assessments they are included for free with our base structural inspection! All of our inspectors are NYS certified mold assessors and can produce assessment reports for remediators. Our mold clearance reports however are not included in the price of the initial home inspection and will be charged separately.

In New York there is a requirement for a third party that is neither the home owner nor the remediation company to perform a mold assessment if mold is found and needs to be remediated. There is also a requirement that a clearance inspection be performed (usually but not required to be) by the same company to ensure that the remediation was done properly and the cause of the mold has been remediated so it won’t return.

After hurricane Irene in 2011 mold laws in New York were changed. Mold contractors had taken advantage of people in the aftermath of the hurricane doing shoddy work with no recourse. Now that there are required assessments and clearance reports it has greatly reduced homeowners being taken advantage of. Having a third party to ensure that the remediation was done correctly and to standards is so important to ensuring you have a mold free home for years to come.

A mold clearance inspection costs additional since it does take up an entire inspection time slot for one of our inspectors and we need to be able to pay them for their time!
