Our Structural Inspection is a top to bottom inspection of your new home. From the foundation to the roof and everything in between. We look at the electrical systems from panel to plugs and switches, the plumbing, HVAC systems, attics, crawlspaces, and garages. Our base inspection also includes a Mold Assessment if needed and a Pest Inspection at no additional cost.
YES! As long as your garage does not contain living space with utilities such as plumbing, heating etc it is part of our base inspection.
Any secondary living space would be billed at a heavily discounted rate and would receive its own report including everything that is included on the main home!
No. Unfortunately if the temperature is below a 60 Degree average for the day it can damage the system
Re-inspections are an additional cost as outlined in the inspection contract and can be coordinated typically next day if time is of the essence.
YES! We inspect block, stone, concrete, wood, crawlspace and slab on grade homes
YES! All of our inspectors including our septic inspector are NYS mold assessors and can provide you with a NYS official mold assessment!
The pest inspection includes rodents as well as wood destroying insects such as powder post beetles, carpenter ants and termites.
Our inspections typically run 90 minutes to two hours and if you have scheduled a septic the inspections will be done concurrently so you aren’t there all day and we can stick to that two hour timeline!
Our reporting is done the same day! Some of our inspectors like to get them done on site and some like to finish them up at the end of their days but we always get the reports to you the same day!
No. We do not test smoke alarms or carbon monoxide detectors. These are recommended to be replaced immediately upon moving into any new home! Smoke alarms can wear out depending on how many times they have been triggered in their life so replacing them upon moving in is our recommendation!
